Semigration: 3 Reasons why people move to KZN

Category Lifestyle

KwaZulu-Natal's coastal strip from Durban to Ballito is the place to be. The region is known for its warm beaches, laidback culture and tourist attractions, as well as family entertainment, shopping and sprawling luxury residential estates.

As a result, this haven in the Zulu Kingdom is exceedingly popular with upcountry buyers. Some 90% of homeowners who have settled in the smaller towns of KZN come from cities within the province itself or Gauteng, while the semigration of homeowners from locations across the country to KZN is as high as 15%.

Digital 'nomads'

Since the COVID-19 pandemic hit, workplace culture in South Africa has shifted towards remote working, giving professionals greater mobility to live and work where they please. KZN, in particular, appeals to professionals further afield who call the North Coast home for long periods of the year, especially with the rising trend of semigration.

Remote working and real-time virtual access to the office has strengthened so-called 'Zoom' towns, as South African corporates embrace technology in the workplace. Ballito and its surrounding hamlets and villages have excellent infrastructure as far as small towns go, as well as easy and quick road connections to the larger commercial hubs of Umhlanga, Dube TradePort and King Shaka International Airport.

Quality of life

The North Coast is the perfect location for families and professionals on the hunt for a better quality of life that doesn't compromise their high standard of living or career aspirations. The general cost of living in one of Durban's desirable towns is much more affordable than the likes of Cape Town or Gauteng.

Another major advantage is the mild climate with pleasant winters and little rainfall, even in the wet summer season. This combined with a coastal location means residents can enjoy seaside pursuits and outdoor hobbies all-year-round. With much of the sought-after residential property on the North Coast within gated estates, security and facilities come as part of the coastal lifestyle package.

Capital appreciation

North Coast properties outperform others around the country time and time again. It's interesting to note that large numbers of upcountry buyers are not shying away from luxury properties at the top end of the market. For those who view these lavish homes as an investment, the good news is that coastal price growth is 7.4% while growth in non-coastal regions is only 5%.

We have access to the best of the best within this region, including homes located in the catalytic node of the Sibaya Coastal Precinct. Here, up-and-coming estates are expected to create new landmarks on the North Coast and add to the diverse and burgeoning market.
